If you’re considering purchasing a commercial property for your Pension Fund, we can provide you with initial advice in respect of the location, Market Value and Market Rent to enable you to make an informed decision as to whether you proceed with your investment.
Once you’ve decided to purchase the property, your Pension Administrators will require a Red Book Valuation which can only be provided by a qualified RICS Chartered Surveyor.
We will inspect the property and provide a reasoned RICS compliant Valuation Report. The report will include a breakdown of the valuation with comparable evidence where available; a comment on the property’s general condition noting any areas of concern; along with an overview of current market conditions.
During your period of ownership, we can provide you with updated valuations required by your Pension Company (usually every three years), a reinstatement cost assessment often required by insurance companies, as well as Market Rent advice in accordance with the terms of any lease.
If, at a later date, you decide to sell your property, we can provide you with a Market Value and recommendations as to the best method of disposal.
